Modern living without losing the character of the heritage barn
Waggoners Wells sits in a wooded valley beside the National Trust’s chain of historic hammer ponds near Grayshott, on the edge of the Surrey Hills. Our brief was to unlock a tightly compartmented ground floor and open the house to the green, wooded garden it had always turned its back on. The answer is a contemporary frameless glass extension at the rear, designed by us and built using IQ Glass systems, replacing a tired and inefficient conservatory and dissolving the line between inside and out. Within it sits a bespoke hand-made oak kitchen, the warm, tactile heart of a bright, generous family space that draws light deep into the plan and frames views across the garden. Elsewhere, we reconfigured the main entrance into a welcoming arrival sequence and carved out a proper pantry and boot room, giving this much-extended period cottage the everyday practicality a modern family needs. Concealed from the front to preserve the building’s unassuming cottage character, the new work reveals itself only as you move through the house, modern living quietly held within an old soul.

The new layout for the house suits us much better than the old. The core idea of moving the smaller rooms to the middle has worked out well. The new kitchen feels better connected”
