Unlocking Potential: Securing Planning Consent on Appeal for Landscape-Led Rural Living
Full planning permission has been secured via appeal for an innovative scheme of 11 self-build homes on the edge of Piddington, Northamptonshire. In collaboration with a strategic land promoter, the goal was to design a development that met strict policy requirements while delivering a commercially viable and community-focused solution.
Our Approach: Design & Technical Rigour Success at appeal requires more than just good drawings; it requires a robust argument supported by clear evidence. To support the planning application and subsequent appeal, the project required comprehensive design delivery:
- Contextual Masterplanning: Demonstrating that the site was a natural extension of the village rather than an intrusion. The layout respects the local settlement pattern and integrates a central shared green to encourage neighbourly interaction.
- Strategic Design Coding: Bridging the gap between planning control and self-build flexibility. A precise Design Code was developed to assure the Inspector that architectural harmony would be maintained even as individual plots were developed by different owners.
- Evidence-Based Planning Support: Providing the technical design work necessary to prove that the scheme would support rural vitality without adverse effects on heritage assets, drainage, or highway safety.
While the original application was refused locally, the design-led strategy proved effective at the Planning Inspectorate. The Inspector recognised the strength of the proposal, acknowledging the unmet demand for self-build housing and agreeing that the site offered a sustainable addition to the community with accessible local amenities.
The successful appeal paves the way for this unique self-build community to come to life. By equipping the project with robust design evidence and technical clarity, we helped the team navigate the planning obstacles to turn a complex vision into a permitted reality.
